7 Killer Real Estate Investor Marketing Strategies – Part 2

Part two to our series on 7 killer real estate investor marketing strategies is all about the single best strategy in marketing that your competitors are just to lazy to do!  

Your probably thinking, lazy really? Yes they are just to lazy. I have seen countless excuses for not doing this simple step like the prospect was not ready to act or you used the wrong address or my favorite the message didn’t get past the gatekeeper. But the truth all comes back to being lazy!

So what is it I am talking about? Prospect Follow-Up of coarse! 

Very few people and small business owners properly follow up with their prospect and their customers for that matter but that is a whole different subject. So one of the smartest things you can do to make your marketing successful is to follow up. Its that easy! 

But lets go a little deeper into why follow up in the real estate investing world is so important. As an example lets say you have a budget that will let you mail to 1000 homeowners in pre-foreclosure offing to buy their home. But for the same price you could mail to only 250 homeowners but 4 times over the next 3 months. Which will generate the better return?

If you answered the option to mail 250 homeowners 4 times you are right! But why? The answer is really two fold. First, if you mail 1000 pieces when a homeowner first goes late on their payments you will be just one of countless investors sending the same offer. So your competition is much higher to begin with. The second reason is the fact that when someone first goes late on their mortgage they are not likely to be thinking they want to sell their home right now. They are more likely to be in the mindset that they will catch up on the payments. But as time passes and they miss even more payments and the get the foreclosure notice from the bank, they are in a downward spiral that will have them looking for other options. 

If you continue to mail to them during this process, you will first have less competition sending similar offers over time and you will have a more receptive prospect. Makes a lot of sense doesn’t it. So are you too lazy to follow up?
