So you decided to get into the real estate investing game. You figured it can’t be hard (and your right) and there is good money in it, right? But you’ve hit a small snag! You don’t have any leads to have a business.
That is the point of this article. To teach you how to market to get those investor leads.
The first strategy to master is finding the leads right under your nose. There are there, do you see them?
Let me give you a few hints!
The first place is mailing lists. There are countless companies out there that collect data and sell it. More over there is a wealth of data available for free. You just have to go looking. For example, you can get all the leads you need by looking at the data collected at your country courthouse. But if you are less incline to doing all the research yourself you can just buy the lists.
Here are a few lists you might want to consider.
- 30/60/90 Late notices – there are people about to go into foreclosure.
- Evictions – The landlord just might be ready to get rid of this headache!
- Foreclosures – obviously these people are losing their home. You might be able to get it first.
- Bankruptcies – Often these people sell or lose their home.
- Probates – great lists to go after as the heirs almost always want to get rid of the home.
- Divorces – often the home is sold in these cases.
- Absentee Owners – These people usually live a long way away and could be tired of maintaining a homes so far away.
- Liens, Tax Deeds, and Certificates – Very special type of real estate investing where the government actually guarantees you a return on your investment!
The second place to be looking under your nose are the traditional types of direct marketing/advertising that are time tested and proven to work.
These include:
- Bandit Signs – you know the hand written ugly yellow signs you see at intersections. They work great!
- Yard Signs – Great to get buyers calling you on your properties. Think of Realtors here.
- Door Hangers – For the serious door knockers. By the way speak to 20 people a day by knocking on doors and you will have more business than you know what to do with!
- Car Magnets – Make them stand out and they can work well.
- Newspaper Ads – Can be expensive but ask for remanent inventory. That which is left over and you might get a deal.
- Billboards – very expensive but can create massive amounts of leads.
Consider these strategies and you will be able to generate the leads you need for your business to be successful. The only thing that does not work is nothing!
