Ok, so you have a potential home for sale that at first glance looks good. But as you run the numbers you realize this is not a good investment purchase. If your like most investors you put this file in the trash and move on to the next one. Well I have a surprise for you! 

Because of the incredible amount of foreclosures out there, banks these days are looking to actually save some time and energy on these properties and avoid foreclosure if at all possible. So what does this mean to you. Well, simply put it means you can make money here! But how you probably thinking. Well, let me give you an example. You come across a home that is a short sale. For whatever reason you can’t get the deal you hoped for and as a result you decide you have to let the home go instead of buying it to do a short sale flip as many savvy investors are doing. The numbers just don’t work! 

So is that the end? You make nothing on the property? Well, I am here to tell you no. You can make a nice little chunk of change even at this stage! How you ask? Simple, its called a Cash for Keys exchange! Now there are a few conditions that make this work. For example there needs to be only one lien holder to make a decision on the disposition of the property. Usually meaning only one loan against the property but sometimes two if the first and second are the same bank! 

Basically, what you are doing here is giving the keys of the property to the bank in exchange for the deed. Now you have to have legal authority from the owners to make this exchange and if your doing short sale flips you should already have this in place. If not then I have a really good training program that provides all the documentation you need to do this. Just submit a support ticket and I will get you the info. But basically at this point the bank will require the home to be in generally clean condition (you will likely need to remove any trash and sweep the home) and they will pay you to give them the keys and deed without having to go through the foreclosure process. 

This is huge information as now you can get paid on deals that don’t make sense financially. Oh, by the way the banks are paying around $2000 for a died in lieu of foreclosure but I have seen as high as $10,000. It just depends on the bank. So get out there and put some deals together. There is real money to be made!
