The third mistake that real estate investors make when doing short sale flips is really simple to fix and obvious but nonetheless most fail to do it.
So what is it right? It is failing to justify your offer to the bank. Meaning you don’t give any reasons your offer is what it is.
This is easy to fix. Think about the problems that exist with the home. A reason is not if I don’t get this price I can’t make any money. That doesn’t fly. It needs to be based on the home. If its missing the appliances. That is a reason. If the roof is in shambles that too is a reason. Use the real issues that justify the true price of the home.
The next thing you need to do is give proof! Take pictures and submit those to the bank. Don’t expect them to take your word. Give them proof!
